Home sales in Douglas County declined slightly in August from the month before but compared favorably with sales activity from the same month a year ago.
There were 71 home sales that closed during the month, with an average purchase price of $195,900, according to Market Action, a publication of the Regional Multiple Listing Service. The average price climbed $28,400 from the $167,500 average the month before, when 80 home sales were completed.
The median price, where half sold for more and half sold for less, was $162,500. That figure increased $7,500 from July.
Last August, there were 69 sales that closed, two fewer than last month. The number of pending sales that month totaled 93, three more than last month. The number of pending sales totaled 100 in July.
Tim Jones, a broker with Prudential Real Estate Professionals of Roseburg, said the recent activity buoys his spirits.
“All the indicators are that we're on the mend,” he said.
While the $8,000 tax credit for first-time buyers has brought a lot of sales, there has been an increase in the number of buyers who don't qualify for the credit and those who aren't just looking for a good deal on distressed properties, said Jones, president of the Douglas County Association of Realtors.
“We've had people who've had cash in hand and agents who have been writing multiple offers in the same day,” he said. “There's buyers out there.”
Through August, there have been 519 home sales that have closed in Douglas County, compared to 580 last year at the same time. That's a decrease of 10.5 percent.
Pending sales totaled 613 through August, 24 fewer than during the first eight months of 2008.
The highest average home sales have taken place in Glide and in the area east of the Roseburg city limits. There have been 14 closed sales and 17 pending sales in that area, with an average price of $256,400.
Second was northwest Roseburg, with an average sales price of $235,000. That area has recorded 49 closed sales and 56 pending sales.
On the low side, the Green District has had an average sales price of $128,400. There have been 54 closed sales and 59 pending sales in the area. North Douglas County had the next-lowest average sales figures, $132,000, with 72 completed sales and 82 pending ones.
The average sales price in the county this year has been $159,700, down 16 percent from the $190,200 recorded at this time last year.
Neil Hummel, owner of the Neil Company Real Estate in Roseburg, has been advising his clients to price their properties 10 percent to 12 percent lower than the average sales price in their area. That, he said, will give them a better chance of generating an offer on their property.
