It’s not too much of a stretch to say Kristin Fregoso, who recently took the post as President of the Douglas County Association of Realtors, was destined for that role. Both her father and grandfather were past presidents of the 350-member organization, and Fregoso had previously been treasurer and vice president. Fregoso, a Real Estate Broker at Berkshire Hathaway HomeServices in Roseburg, spoke to News-Review reporter Scott Carroll about herself, her presidency, and the local real estate market in general.

Q: How long is the term of president?

A: One year

Q: What exactly does the president do?

A: The president is the representative of the association and its membership. The president runs the board and all board meetings, works with the local committees, attends meetings and events that address housing economics and issues, and works with the other board members to organize and plan for the year goals and budget.

Q: Why did you want to be president?

A: I wanted to be involved and learn as much as I could about the industry I’m in, have a voice for the people of Douglas County and do what I could to help protect the dream of home ownership. Also, part of the reason for me was to follow in my dad and grandpa’s footsteps. My grandpa was president in 1991 and my dad was president in 2001 and 2012. I’m the first third generation president of the Douglas County Association of Realtors.

Q: Can you share some information about yourself – education, family, years experience as a real estate agent, etc.?

A: I was born in Gold Beach, but moved here when I was only a couple months old. I attended school here, met my husband, Alan Fregoso, at Roseburg High School. We are raising our three beautiful children, Jeremy 8, Kaylin 5, and Haley 1, in the same place we loved growing up. My family has been in the real estate industry for over 30 years. My grandpa, David Stribling, was a Realtor, my dad, David Stribling II, is currently the Principal Broker at Berkshire Hathaway, and my grandma, Paula McBride, and aunt, Lisa Paul worked at title companies. I got my real estate license in January of 2016 after taking the real estate course at UCC, and then joined Berkshire Hathaway HomeServices Real Estate Professionals.

Q: Why did you become a Realtor?

A: I became a Realtor because I was looking for a career that I was passionate about, where I could be my own boss, and help people in a way that was possible for me. Growing up around real estate I learned from an early age how important homeownership is and how many lives it effects. I wanted to be the person to help someone realize their own dreams.

Q: What do you like about it?

A: I love working with people. I have always had jobs in customer service and would build strong relationships with my customers, but this industry lets me take that so much further in creating relationships with my clients and helping them through what can be one of the most important times in their lives. I also love that though my schedule can be unpredictable, I can usually work around my kids’ special school activities and sporting events, which as a parent is so important.

Q: Can you provide some insight into the Douglas County real estate market?

A: The market right now in Douglas County is strong! We have many home buyers ready to take advantage of the low interest rates and home prices have gone up where sellers are seeing an increase in their home values making in a great time to sell and move up into larger homes.

Q: I’m told there is a general shortage of inventory – can you talk about that and what it means for the community?

A: Yes, there is a housing shortage, which is why we are seeing the rise in home prices. We have a lot of buyers looking to buy, but not enough inventory to support them. The biggest shortage we are seeing are in the entry level homes where the entry level home buyers are being priced out of the market. The past 10 years we have not been building new homes at a rate needed to cover the amount of new buyers in the market, which is now contributing to our housing shortage.

Q: How do you see the real estate market in 2020 shaping up?

A: It looks like interest rates will remain low and home prices will continue to grow but at a slower pace. I believe we will see an increase in new build activity this year that will help to slowly increase the housing inventory.

Q: Any advice for someone interested in buying real estate either for a home, or investment, or both?

A: Your Realtor and lender are your two most important tools when looking to buy or invest, so make sure to find ones that are knowledgeable on the local market so you have the right people helping you navigate through the process.

Q: Advice for someone who may want to be a Realtor?

A: It’s not a part-time job or an easy money-making career. You have to always be available to your clients, show up every day, learn everything you can and put in the work. If you work with integrity and honesty it can be a very rewarding career. Also, I would suggest that when you do get into real estate that you get involved in our committees and local board to help further your knowledge of the industry and create relationships with other agents in your area.
